WHAT ARE THE ALTERNATIVES TO STATIC CARAVANS FOR FARM WORKERS?

Static caravans have long been used to house seasonal farm workers. They are familiar, widely available and can look like an affordable way to add several beds close to the farm.
However, buying caravans also means taking responsibility for their delivery, condition, maintenance and eventual resale or disposal. The number of workers you need to accommodate may change from one season to the next, but the caravans remain your responsibility whether they are full, partly occupied or standing empty.
There are several alternatives to static caravans for farm workers, from existing farm properties and private rentals to permanent modular buildings. For many agricultural businesses, however, hired sleeper units offer the most straightforward balance of comfort, flexibility and control.
In this guide, our farm worker accommodation specialists compare the main options and explain whyportable farm worker accommodation can give you the extra capacity needed without leaving you with another permanent asset to manage.
USING EXISTING FARM PROPERTIES
A spare cottage or house on the farm can provide suitable accommodation for permanent staff or a small number of seasonal workers.
This works well where the property is already safe, comfortable and close to the workplace. However, older buildings often need repairs, heating upgrades, additional bathrooms or other work before they can support a larger workforce.
Using a self-contained property also creates tenancy oragricultural occupancy rights that continue after the worker’s employment ends. The position will depend on the property, the worker and the agreement in place, so you should always take legal advice before relying on tied housing as a flexible seasonal option.
RENTING PRIVATE ACCOMMODATION
Private houses, flats or rooms may suit permanent staff or smaller groups where enough property is available nearby.
The difficulty is that seasonal demand does not always match the local rental market. Standard tenancy lengths may extend beyond the harvest or growing season, while rents can rise during busy periods.
Workers may also end up spread across several properties, leaving you to manage different landlords, agreements and utility arrangements. If the accommodation sits some distance from the farm, you may also need to arrange daily transport.
BOOKING HOTELS OR GUEST ACCOMMODATION
Hotels, hostels and guest houses can solve an immediate shortfall or provide rooms for a handful of workers over a few nights.
They become less practical as worker numbers or the length of the stay increase. Nightly costs add up quickly, while availability may change from week to week.
Hotel rooms also give workers limited space to cook, store food or settle in for a longer stay. Farms may need to provide transport at the beginning and end of every shift, which adds further cost and coordination.
For a genuine emergency, hotels may be useful. For a full growing or harvest season, they rarely provide the most efficient arrangement.
CONVERTING SHIPPING CONTAINERS
Shipping containers are sometimes presented as an affordable and secure alternative.
A basic container is not suitable accommodation, however. It needs substantial work to create proper sleeping space, including insulation, ventilation, heating, windows, doors, plumbing and electrical services.
Once conversion and installation costs are included, this apparently low-price option becomes much less attractive. The farm must also arrange ongoing maintenance and decide what to do with the units if the workforce later falls.
WHY HIRED SLEEPER UNITS ARE A STRONGER ALTERNATIVE
The most effective alternative gives you the benefits you want from a static caravan without requiring you to buy one.
Hired sleeper units let you keep workers close to the farm, add the number of beds you need and remove the accommodation once the season ends.
Where static caravans give you another asset to purchase and maintain, hired sleeper units give you the accommodation capacity you need for the period you need it.
Ourfarm worker accommodation is available for seasonal, migrant and permanent agricultural workers. We supply secure, heated and en-suite units that can scale with your workforce and remain on site for the agreed hire period.
This makes portable accommodation particularly useful when you need to replace aging farm worker caravans, add beds for a busy season or avoid investing in permanent housing before you know what future staffing levels will look like.
MATCH ACCOMMODATION TO YOUR WORKFORCE
Static caravans often provide several bedrooms around one bathroom, kitchen and communal area. This may appear efficient, but it leaves a larger group sharing limited facilities and personal space.
Oursleeper units allow you to choose single, twin or triple layouts according to the workforce and site.
TheJunior Twin Sleeper, for example, provides two full-sized beds, thermostatically controlled heating, storage and an en-suite shower room.
You can use twin or triple units for seasonal teams and provide single accommodation for supervisors, managers or longer-term staff. This gives you more control over room allocations than relying on a collection of caravans with different layouts and conditions.
SCALE CAPACITY UP AND DOWN WITH THE SEASON
Agricultural businesses rarely need the same number of beds throughout the whole year.
Fruit pickers, harvest teams and other seasonal workers arrive in stages. Numbers can peak for several weeks before dropping quickly once the work is complete.
When you own static caravans, the units remain on the farm and continue to need maintenance even when they are empty. Hiring lets you match the accommodation more closely to the workforce.
You can take the number of units you need for the busiest period, retain fewer units for permanent staff or supervisors and arrange collection once the additional capacity is no longer required.
That flexibility proved its value atValley Produce, where seasonal staffing levels fluctuated throughout the growing cycle. Instead of buying caravans that would still need storing, maintaining and managing once demand dropped, the business hired sleeper and shower units in line with its workforce. This gave them a more adaptable and cost-effective way to provide on-site accommodation without taking on another long-term asset.
GIVE WORKERS MORE PRIVACY
Larger static caravans can accommodate several people, but that often means shared bedrooms and one bathroom serving the whole group.
Purpose-designed sleeper cabins make it easier to provide more defined sleeping and washing space. Each relevant Bunkabin unit includes its own en-suite facilities, rather than relying on one shared bathroom for an entire caravan.
Charrington Fruit Farms moved away from larger caravans and dormitory-style accommodation because they wanted more personal accommodation for its seasonal workforce, with en-suite facilities as a priority. The smaller units also gave the farm more versatility in how it could get maximum use out of the available space.
That does not mean every worker needs single accommodation. It means you can choose the room mix deliberately rather than accepting the occupancy and bathroom arrangement built into second-hand caravan purchase.
AVOID THE ONGOING COSTS OF CARAVAN OWNERSHIP
The purchase price of a used static caravan only tells part of the story.
You will also need to pay for transport, siting, utility connections, repairs, safety checks, cleaning, refurbishment and insurance. Older units may need heating, plumbing or electrical work before workers move in.
Eventually, you will also need to sell, store, replace or dispose of the caravan.
Hiring still has a cost, but it ties that cost more closely to the period when you need the accommodation. You do not take ownership of an ageing unit or need to continue maintaining it after the workforce has left.
For farms with changing labour requirements, that predictability and year-round cost effectiveness is what makes leasing portable accommodation the preferred option.
CREATE A COMPLETE ON-SITE LIVING SETUP
Static caravans normally combine sleeping, cooking and washing facilities in one compact unit. This may work for a small group but can place the kitchen and bathroom under pressure as worker numbers increase.
Portable accommodation gives you more control over the wider site.
Our Junior Diner gives seasonal workers a proper place to cook, eat and unwind, with refrigeration, food preparation space and seating built into one self-contained unit. Supplied alongside sleeper cabins, showers and toilets, it gives you the ability to create a complete on-site accommodation setup.
WHEN CAN A STATIC CARAVAN STILL MAKE SENSE?
A static caravan may suit a farm with stable year-round demand, a suitable permanent site and the time and budget to manage the unit as an ongoing asset.
It may also be reasonable to keep using good-quality caravans that are already in place and continue to meet the needs of the workforce. Although it's important to factor in costs associated with the wear and tear they will face over the years.
The main drawback, however, is the commitment. Once purchased, the caravan still needs maintenance, inspecting, cleaning and eventually replacing, whether it is fully occupied or standing empty outside the season. Its layout and capacity also remain fixed, even when staffing levels change.
For many farms, that lack of flexibility is the real issue. Seasonal demand rises and falls, but the cost and responsibility of ownership do not. Using hired sleeper units allows you to add beds when pressure builds and remove them when the work is done, without being left with unused accommodation to manage.

Testimonials
We approached Bunkabin in 2015 to deliver a turnkey accommodation solution for our performers from around the world who were performing at Her Majesty The Queen’s 90th Birthday Celebrations at Windsor this year. Subsequently 200 Bunkabins were ordered and work started on the planning of such a major logistical operation. In 22 days, 200 Bunkabins, complete with bedding kits, were delivered and installed and when our performers arrived they were amazed that we could offer an on-site solution that offered everything they needed. It made for a real village atmosphere with all nations joining together and we couldn’t have asked for more.
Bunkabins drivers were amazing – taking great care when loading and offloading not to damage the grass in the Private Grounds of Her Majesty The Queen and all in all the Bunkabins worked perfectly

Over the last 6 years we have increased the Student Village from initially 30 up to currently 274 en-suite Student Sleepers. The Student Village Company provide us with a flexible accommodation capacity, so as long as we have land available, we no longer need to turn away a student because of accommodation shortages.
It is very difficult to predict exact intake numbers however The Student Village Company are able to provide additional capacity only a few weeks before freshers week. The decking, canopy and decals make an enormous difference. The students love them.
