LANDOWNERS: EARN LONG-TERM INCOME FOR YOUR UNDERUSED LAND
Partner with Bunkabin to host professionally managed modular accommodation under public-sector contracts.
Learn how it works
- 5–7 year public-sector lease arrangements.
- Fixed lease income.
- Land remains in your ownership.
- Modular units installed with no permanent groundworks.
- Day-to-day site operations managed by contractors.
Is your brownfield land currently underused? Not delivering the returns you want?
Bunkabin operates one of the UK’s largest hire fleets and manufactures modular accommodation used across student housing, events and construction projects nationwide. We work with landowners who are open to leasing suitable sites so approved Home Office accommodation contractors can deliver government-commissioned housing.
For landowners, this model offers a fixed-term lease arrangement with predictable income, without transferring ownership of the land. Agreements typically run for five to seven years, depending on the contractor that covers the location of your property.
If your land is suitable, we’ll work together to apply for a housing contract. Once an approved government housing contractor has agreed to work with us, we will install the modern modular accommodation on your site. This involves no permanent groundworks or construction work. The government contractor will then take responsibility for day-to-day site management throughout the agreed term.
At the end of the lease period, the accommodation is removed and the site is returned to its previous condition.
Does my land qualify as a potential accommodation site?
Land may be suitable if it is:
- Underused or no longer generating its full value.
- Previously developed, such as a former yard, depot or hardstanding.
- Accessible from the road network, with HGV access.
- Located near existing services such as power and water.
- Set back from immediate residential frontages.
Land that often works well includes:
- Disused commercial or industrial sites.
- Brownfield land that has been developed or built on previously.
- Edge-of-town or edge-of-village land with suitable access.
If you are unsure whether your land could be appropriate, you can contact us for a confidential land assessment on 0345 456 7899. We can review the site details and advise on suitability.

How does partnering with Bunkabin work?
The process is straightforward:
- You contact us to discuss your land and express interest.
- You share basic site details, and we assess initial suitability.
- If you wish to proceed, lease terms are agreed in principle, with ownership retained throughout.
- A Home Office-approved accommodation contractor secures the housing contract.
- The contractor assumes responsibility for site operations and management.
- Bunkabin delivers and installs the agreed modular accommodation.
With clear lease terms in place, your land provides fixed, contract-led income for the duration of the agreement, no matter whether the accommodation is occupied or not.

FAQs for landowners
Is this permanent?
No. The accommodation is modular and mobile. Units are removed when the lease agreement ends.
How long do agreements last?
This depends on the contractor and location, but agreements typically run for five to seven years.
Do I still own the land?
Yes. This is a lease arrangement. Ownership of the land does not transfer.
